Seguin is about to see a transformation like never before. A massive project is moving forward that could change where residents shop, work and play.

Seguin’s City Council on Tuesday, January 20, authorized the city manager to advance an economic development agreement with NewQuest Properties for a 543?acre site at I?10 and Highway 46. The project is expected to feature more than 600,000 square feet of retail space, including anchor stores, junior anchors, inline shops and pad sites.

"This development signifies much more than just a significant addition to the number of great places for Seguin residents and visitors to shop and work; it is a statement of confidence in Seguin’s future as we embrace our rapid growth, celebrate our identity as a wonderful place to be, and fulfill a promise to our residents that we will work to provide the kinds of quality-of-life retailer opportunities we've had to seek outside of our city limits for far too long," Alora M. Wachholz, director of economic development and executive director of the Seguin Economic Development Corporation, said in a statement to MySA. "This project will truly be a legacy development that will help us build our future."

With the incentive agreement now in place, NewQuest is preparing to begin infrastructure development within the next few weeks. Wachholz said Phase I of the retail section is expected to break ground in early 2026, with more announcements and updates planned throughout the year.

NewQuest, the firm behind New Braunfels’ successful Town Center at Creekside, will combine retail, residential and commercial tracts in a master-planned layout. The company’s website notes more than 17,000 residential units are currently in Seguin’s pipeline, with 58 subdivisions under construction, underscoring strong demand for new retail and service businesses.

Late last year, the city established Tax Increment Reinvestment Zone No. 3 (TIRZ) to help fund infrastructure for the Town Center and surrounding developments. New tax revenue generated within the zone will go toward roads, utilities, drainage and water and wastewater improvements, ensuring the site is ready for construction and future growth.

Retail momentum is already building in Seguin. The nearby Seguin Crossing shopping center now includes major tenants like Hobby Lobby, Academy Sports + Outdoors, James Avery and Five Below, highlighting the city’s growing appeal to national retailers and visitors.

With construction set to begin soon, NewQuest's project is poised to reshape Seguin’s retail landscape and provide new options for shopping, dining and employment.

For Immediate Release SEGUIN, Texas — #RV Texas Lutheran (7-4, 2-0 SCAC) started its 2026 slate with a 77-66 win at Memorial Gymnasium against Concordia (TX) (3-8, 0-2 SCAC) on Monday.

Junior Davi’Yanna Jones (San Antonio/Stevens) led the Bulldogs offensively for the second straight contest, finishing with 18 points, six rebounds, two assists, and a season-high four steals. Sophomore Noelani Ajel (Cibolo/Steele) finished with a career-high 17 points including going 7-of-8 from the free throw line. Lauren Sansano (San Antonio/FEAST) was the final Bulldog in double figures with 15 points, six rebounds, three steals, and six assists – matching her season-high. With her six assists, Sansano moved into second all-time in the program’s NCAA history with 247 in her career. Sansano only trails former TLU point guard Tara Molina (2016-21) who finished her five-year career with TLU with 359 assists. Sarahi Jones (Los Fresnos/Los Fresnos) finished with eight points, six rebounds, and six assists – matching her career-high.

Callista Perez (San Antonio/Stevens) opened the scoring for the Bulldogs, draining a three on the Bulldogs opening possession. Sansano continued the scoring, stealing a Tornados pass for a fast break layup. After the Tornados responded with a few baskets of their own, Davi’Yanna Jones finished a second chance layup and a Hannah Gallegos (San Antonio/Harlan) three gave the Bulldogs a six-point lead. Lauren Sansano led the way for TLU to end the first quarter with six points, four rebounds, and two assists.

TLU started the second quarter strong and would shoot 57-percent for the period as they added six points to their lead to carry a 38-25 lead into halftime. Ajel led the Bulldogs through the second quarter on both ends of the floor, finishing with eight points in the period.

Davi’Yanna Jones took over in the third, scoring ten points and grabbing three rebounds. The Bulldogs lead would balloon to as many as 20 points in the third quarter.

Texas Lutheran took their largest lead of the night (23 points) early in the fourth quarter before head coach Troy Patterson began clearing the bench. Ajel helped put the game away with nine points, including a perfect 6-of-6 from the line in the fourth. Concordia would make a late run over the last two minutes but the TLU lead never shrunk to single digits as TLU secured the wire-to-wire victory for their sixth double-digit victory of the season.

The Bulldogs continue their five-game SCAC home stand on Friday, January 9 against Ozarks (AR) at Memorial Gymnasium. Tip-off is set for 7:30 PM. The game will be streamed on FloCollege. All streaming and live stats links will be available on tlubulldogs.com.

(Seguin) — The holiday season takes center stage in Seguin as The Stephen & Mary Birch Texas Theatre presents Irving Berlin’s White Christmas.

Sheila Lucas, director of The Texas Theatre, says the story captures the true spirit of the season, following two World War II veterans — turned entertainers and whose journey leads them to follow a duo of singing sisters up to a snowy Vermont lodge owned by their former commanding officer.

“They all get together in the end. It’s lovely. Boy meets girl. Boy loses girl. Boy gets girl back. It’s that sort of thing. The cast is very strong, very proud of all of them. We waited a long time to do this show and finally, got it right. We have been excited for 10 years,” laughs Lucas.

Based on the beloved Paramount Pictures film, Lucas says the stage adaptation features 17 Irving Berlin favorites and a book by David Ives and Paul Blake. As Bob Wallace and Phil Davis team up with a talented sister act, audiences are swept into a story of friendship, love, and giving back. She says all set against a backdrop of show-stopping musical numbers including “Blue Skies,” “I Love a Piano,” “How Deep Is the Ocean,” and the iconic title song, “White Christmas.”

Lucas says the theatre is especially excited to bring the production to audiences just days before Christmas, offering families a chance to slow down and enjoy a shared experience during the busy holiday season.

“It’s wonderful. It makes our Christmas. We become a family and it becomes our Christmas. It happens every year. We get so close, the cast and crew and it just makes your Christmas when you are involved with something like that in the community and just knowing that everybody is pulling together and we are all together, every night – all together for another week. I’ll tell you when it is not there, we are going to miss each other,” said Lucas. “It makes our Christmas and we hope it’s going to help to make everybody’s else Christmas that gets to come and see it and the ticket sales are amazing. They are going fast. It’s a name. We knew they would go very fast so that’s great.”

The production runs for one weekend only. Showtimes are Friday and Saturday at 7:30 p.m. plus a Sunday matinee at 2:30 p.m. The show will also offer a bonus performance on Monday, Dec. 22, with a final 7:30 p.m. performance.
