For years, it existed mostly as an idea and hinted at a promising future for Kyle’s next chapter. This week, that long-anticipated vision finally begins to take physical shape just off I-35.

City leaders and developers officially broke ground Wednesday, February 4, on Kyle Park, a 101-acre mixed-use development positioned to become one of the region’s most significant commercial and lifestyle hubs. Located at the northwest corner of I-35 and Bebee Road, the project has been years in the making and reflects Kyle’s rapid evolution from pass-through suburb to destination city.

Kyle Park will ultimately deliver more than 400,000 square feet of commercial space and more than 400 multifamily residential units, anchoring what city officials describe as a destination-style, regional retail center. The development is designed as a multi-phase mix of retail, restaurants, specialty shops, wellness services, entertainment and office space, with pedestrian-friendly design and direct connections to the city’s planned Vybe Trail network.

"This is years in the making," said Victoria Vargas, Economic Development Administrator for the City of Kyle. "What we’ve known in the past is that about 61% of Kyle residents leave Hays County to shop elsewhere. So to have this impact on Kyle and have this caliber of tenants on board is wonderful. This will keep our tax dollars local and provide amenities that haven’t been available to this side of Kyle, and to all of our residents."

Confirmed anchor tenants include Dick’s Sporting Goods, TJ Maxx, HomeGoods, Burlington and Barnes & Noble, alongside restaurants such as BJ’s Brewhouse, Potbelly Sandwich Works, Dave’s Hot Chicken and Raising Cane’s, according to a news release.

Strategically positioned along one of Central Texas’ busiest corridors, Kyle Park is expected to attract daily visitors from South Austin and across Hays and Caldwell counties, strengthening Kyle’s role as a regional shopping and employment center. The project, approved by Kyle City Council in December 2023, is projected to create more than 800 full-time jobs and generate approximately $2.5 million annually in sales tax revenue and more than $1 million in property tax revenue, according to the City of Kyle.

Beyond retail, a significant multifamily component will create what city officials describe as a built-in customer base and true live-work-play environment.

"There will be multifamily built, so it’s a built-in environment," Vargas said. "People will be able to travel around the community on the Vybe Trail and get here to shop, dine and enjoy what we see as an urban village."

The development is being constructed alongside two major road bond projects, the Bebee Road realignment and the Kohlers Crossing extension and overpass, aimed at improving east-west connectivity and easing congestion tied to Kyle’s rapid growth.

NewQuest Properties, the developer behind Kyle Park, has recently expanded its Central Texas footprint with major mixed-use projects in New Braunfels and Seguin, positioning Kyle Park as part of a broader regional portfolio.

City leaders say the project’s significance goes beyond square footage and tax revenue, pointing to its long-term role in shaping Kyle’s identity.

Kyle Mayor Yvonne Flores-Cale noted that Kyle Park is designed to help shape generations to come, building a future that serves residents, businesses and visitors alike, while ensuring growth enhances the city’s sense of place.

As the first shovels hit the ground Wednesday morning, Kyle Park moves from long-promised plan to active construction, a visible marker of how far the city has come, and where it’s headed next.
