Areté Collective, a development company, has sold a 58-acre site to developer Wasatch Premier Properties (WPP) to be utilized for multifamily housing within the downtown core of Thomas Ranch. The sale signifies the beginning of development beyond its Loraloma community within the budding master-planned community in Spicewood, Texas, 25 miles from downtown Austin.
Scheduled to be delivered in early 2026, plans for the site include nearly 100 townhomes and 500 apartments designed in collaboration with Dallas-based Hensley Lamkin Rachel Inc.
Apartment units will range from 650 to 1,400 square feet, including one-, two-, and three-bedroom options. Two- and three-bedroom townhomes will also be offered on the property and will range from 1,400 to 1,700 square feet. In addition to the array of community amenities at Thomas Ranch, the new complex will have a dog park, swimming pool, spa, clubhouse, yoga and fitness studio, and more. This project will be similar to other WPP communities in Utah, such as Soleil Lofts.
WPP’s investment in Thomas Ranch and its commitment to developing a high-quality, environmentally responsible, heavily amenitized multifamily community will advance the community’s vision to provide a variety of housing options throughout the development. In addition, it will generate a need for retail, restaurants and other service providers to service the growing west Austin community.
Upon completion, Thomas Ranch will include housing across all price points and types in distinct neighborhoods, with a downtown district offering more than 250,000 square feet of commercial real estate for retail, restaurants, service, and office space all within a 15-minute walkable district.
The master-planned community will also feature 40+ miles of trails, parks, and open spaces; two designated school sites; grocery stores; specialized healthcare offerings; a boutique resort hotel; and the private residential community, Loraloma, which includes an 18-hole golf course designed by David McLay-Kidd and its own exclusive suite of bespoke amenities. Areté Collective and IMI Worldwide Properties celebrated the groundbreaking of Loraloma, a multifaceted development within the Thomas Ranch master-planned community in Spicewood, on June 15.
Nestled within the Hill Country, Loraloma will be built on sprawling 1,300 acres and will feature an array of amenities for residents, including a swimming hole, hiking and biking trails, a new golf course designed by Scotland native and course designer David McLay-Kidd, a boutique hotel, and more.
“One of the things that drew us to David’s team and design and ethos is the way his team and all his golf courses really blur that line between the edge of golf and the natural landscape,” said Kris Kvarfordt, senior vice president of planning and landscape architecture of Areté Collective, at the groundbreaking. “We really wanted to work with what the land would give us.”
The 18-hole golf course will be built around and with the land as it exists, with around 90 acres of turf placed throughout, with the remaining approximately 200 acres of the course to be left as is. The course is slated to open late 2024 or early 2025.
“The social aspect of this [project] is that we really want to foster community and connection through the designs and the trails,” Thomas Ranch Director Meegan Beddoe said at the event. “The idea that you can walk out your front door and walk to your neighbors and have this front porch experience as much as you have stargazing on your back porch.”
The first 25 residential lots are expected to hit the market this summer; the subsequent homes and amenities are expected to take up to 10 years to complete.

Spicewood Elementary was ranked among the top 7 percent of elementary schools in Texas by U.S. News and World Report. The Marble Falls Independent School District campus officially ranked 427th out of 6,495 schools.
U.S. News and World Report is an American media company that posts news, consumer advice, rankings, and analyses. It rates K-12 schools each year by compiling standardized test scores from the U.S. Department of Education’s Common Core of Data to rate student success. Socioeconomic demographics are also considered when determining each school’s final ranking in the annual list.
Spicewood Elementary Principal Kara Gasaway said the school achieved the honor by following MFISD’s vision statement to “love and inspire” each student.
“This is a special place,” she said. “If you bring your kids here, I can guarantee they will be loved and that they’re going to learn something.”
Gasaway, who started at Spicewood Elementary in June 2022, also credited the staff’s hard work.
“The teachers are rockstars,” she said. “We have phenomenal teachers that dedicate a lot of time and a lot of energy into just pouring over kids. Our teachers are relentless when it comes to working with kids.”
The school’s low enrollment, roughly 300 students, is another advantage.
“We do have smaller numbers, so that helps,” Gasaway said.
However, the relatively small class sizes can present challenges.
“With smaller numbers comes less staff for some things,” she said. “We don’t have as many interventionists to help, so our classroom teachers have to fill those gaps.”
Motivated students with a passion for learning also play a role in the school’s success.
“Our kids are hard workers that want to succeed,” Gasaway said.
She noted that motivation is due to supportive parents.
“We just have good, sweet parents that want their kids to be successful,” she said.
Interactive classrooms, such as the school’s MakerSpace, a former computer lab-turned-workshop that encourages critical thinking and creativity, are a major plus.
“We’re lucky that we’re the only elementary school (within MFISD) that has a set room for a MakerSpace,” Gasaway said.
Past MakerSpace projects include cobbling shoes to raise money for the Highland Lakes Crisis Network, creating handmade restaurant models to pitch business concepts, and designing miniature golf courses using regular household items. Students in all grades recently designed carousels following the conclusion of a campus-wide book study of “The One and Only Ivan.”
“In that book, it talked about fairs and fairs have carousels,” Gasaway said. “All the kids had to research animals that they would like to put on their carousel, find pictures of them, and then actually make the carousel.”
Spicewood Elementary also uses a variety of data to identify areas of improvement for individual students.
“We look at data all the time to see if kids are growing,” Gasaway said. “If they’re not, we try to figure out what else we can do to help them that we’re not doing. We have teachers that are so dedicated to seeing our kids succeed, and it’s working.”
The onset of the district-wide after-school care program, ACE, has further solidified positive learning outcomes for students.
“We’ve been able to do some targeted tutoring and intervention after school with those kids who are staying,” Gasaway said. “We’re seeing gaps for those students being filled even earlier than we did before.”
She believes the recent honor from U.S. News and World Report brings Marble Falls ISD closer to its goal of becoming a “district of destination,” a phrase coined by Superintendent Dr. Jeff Gasaway, her husband, upon taking the district’s top job in March 2023.
“You want your kids to be in the best schools they can be in,” she said. This is one of the best places they can be. Marble Falls ISD is one of the best places they can be.”

Spicewood Vineyards' large harvest is mainly because the new vines planted after the February 2021 ice storm are finally producing fruit.
SPICEWOOD, Texas — Central Texas has been experiencing a record number of triple-digit temperatures this summer, which means vineyards are having to harvest grapes earlier. But despite the heat, many Texas vineyards like Spicewood Vineyards are expecting one of their largest harvests.
“Our average yield is usually 2 to 2.5 tons an acre, and this year, it's 3.5 to 4, which is unheard of for us,” said Ron Yates, owner and president of Spicewood Vineyards.
After the February 2021 ice storm damaged several buds on some of their older vines, the vineyard had to replant new ones.
"February '21, the crazy polar vortex, has kind of given us some issues," Yates said. "We lost some primary buds. We didn't have a lot of fruit the last two years and grape-growing."
But since vines take around three years to yield fruit, this year is their comeback.
“We’ve had probably our largest fruit set we've ever had in the history of the vineyard – in 30 years, the most fruit on the vine,” Yates said.
They are projecting to pull off 50 tons of grapes from just this vineyard during harvest season. That’s 12 more tons than their highest yield. And to put that into perspective, Yates said each ton can yield about 50 to 60 cases of wine.

But the heat has pushed harvesting season a little earlier than normal.
"We'll probably have everything off by the first week of August, everything off the vines, which is about two or three weeks early for us this year," Yates said. "The heat, it's just been so intense that the ripening process happens way quicker."
Yates said usually, you want to stop watering grapes close to harvesting time to let them build sugar and have time to fully ripen. But since they’ve had to water closer to harvesting time because of the heat wave, the grapes are nearing the end of their time on the vine.
“When it's really, really hot and the grapes are in that final stage, it can cook them from the outside and mess with the skins and do things that are not great for the grapes,” Yates said.
The vineyard owner said as long as we don’t continue to see temperatures over 105, the harvest should be good. The vineyard harvested Sauvignon Blanc last week and will start with lighter red wines on Tuesday.
But Yates said next year, the yield should be back to normal.
“Next year, we'll probably settle back down a little bit," Yates said. "But I'm super excited about how everything's looking even with this crazy heat."

SPICEWOOD, Texas. - Thomas Ranch plans to break ground on a 2,200-acre 3,500-home development in Spicewood this year.
A fifth-generation Texan and managing director of Thomas Ranch, Joe Rentfro knows a great view in this state when he sees one.
“It’s the highest point in the region where the two rivers meet,” Rentfro said. “We’re creating something that’s going to be for the enjoyment of future generations and residents.”
Make no mistake, there are millions of dollars to be made in this untapped region west of Austin. However, the Arete Collective overseeing the project believe it has a more sustainable and eco-friendly approach to their regional growth model.
“One thing we’re trying to bring to this is protection of open space and keeping vast amounts,” Rentfro said. “Open and green in perpetuity while we bring the development to life.”
Rancher and land steward turned conservationist, Ira Yates isn’t as easily moved.
“A little bit of development brings more development so you can’t stop it once you agree to start development,” Yates said.
A fellow Central Texan, his family has owned acreage in the Circle C area of Southwest Austin since the 1940s.
“The only way to preserve land is to buy it and restrict it from development,” Yates said.
Another option gaining some traction, Yates left a legacy as a 385-acre conservation easement.
“I can’t belittle people that develop their land, but I would encourage them to look at the options,” Yates said.
Only about 5% of the area is currently protected from development. Hill Country Alliance Executive Director Katherine Romans believes projects like this are scary propositions. The organization noted that the region has grown 50% in the past 20 years.
“Currently we just don’t have the ability to do the long-range planning and ensure development is protective of natural resources,” Romans said.
With key concerns such as water conservation, increased traffic, air pollution and habitat loss set to take center stage, advocates on both sides of this hill are preparing for the climb ahead.
“We need to be investing in our natural infrastructure and conservation just as fast as we’re developing,” Romans said.
