A multi-million dollar retail project being built along a booming Texas corridor is making rapid progress. It's been over a year in the making, but with several popular dining chains approved for the space, Schertz Station is looking like it will be worth the wait.
The mixed-use center is being constructed at the intersection of Cibolo Valley Drive and I-35, roughly 25 minutes northeast of downtown San Antonio. Anchored by EVO Entertainment, it will stretch roughly 72 acres and host dining, retail, and residential buildings.
Crews have been busy at the site, which has been undergoing work since at least January of last year. Now, new details have become available regarding what investors have been up to.
Scott Wayman, Executive Director of the City of Schertz's Economic Development Corporation, says the spot has been "blessed with several ribbon cuttings" as of late. These include Panera Bread, which opened in October 2025, and Dave's Hot Chicken, which welcomed its first customers on Friday, January 9, 2026.
Both events were "well attended" and were "met by a line of hungry patrons trying to get into the restaurant," Wayman told MySA.
These ceremonies were preceded by the grand opening of Chipotle, which occurred this week, and major steps to completing the San Antonio area's first Portillo's. The business has been catching the eyes of locals with its Texas expansion. Residents have been expressing excitement over its growth on social media, with several saying they're ready to be over waiting for the Chicago street food. Currently, Portillo's has locations in towns like Mansfield and Arlington, with several other Lone Star States coming soon.
Folks who visit the property will also notice a large pad site being prepared behind these restaurants, which is reserved for a Home Depot.
Yet, the cuisine lineup doesn't end there. Cava, a fast-casual chain serving Mediterranean-inspired bowls, is also planned for the property. Renovations began in June of last year, per a Texas Department of Licensing and Regulation (TDLR) filing. Jersey Mike's and Smoothie King are others joining, according to project documents.
"The Economic Development Corporation has partnered with Merit and Embrey to provide much-needed infrastructure to this development, in terms of streets, signage, traffic signal improvements, and water and sewer," Wayman said. "We are excited about this development and look forward to getting all the businesses open so that our residents and visitors can thoroughly enjoy the center.
Real estate firms Merit CRE and Embrey are involved in the site's development, with the latter company bringing 318 duplex-style townhomes near the site.
An estimated completion date for Schertz Station was not readily available as of Tuesday, January 27.

"Today I am announcing the governor's task force on early childhood education and care. The goal is to evaluate child care and early learning programs across all state agencies. We must put an end to the endless bureaucracy, the unclear standards of care, and the inflated costs that make it difficult for parents to get the early childhood care and education that they need for their children."
The Governor was joined by Senator Donna Campbell, Representative Alan Schoolcraft, Chairman Peter J. Holt, Texas Workforce Commission Chairman Joe Esparza, Representative Mark LaHood, Representative John Lujan, Schertz-Cibolo-Universal City Independent School District superintendent Paige Meloni, Texas Education Agency Commissioner Mike Morath, and Texas Health and Human Services Executive Commissioner Stephanie Muth.

amends the Education Code to establish the governor's task force on the governance of early childhood education and care for the purpose of addressing the governance and operational challenges of the early childhood education system in Texas.
At the event, Governor Abbott named Peter J. Holt chair and appointed Jeff Austin, III, Leslie Callahan, Lori Gabbert Charney, Grant Coates, Reagan Curran, Tracy Hanson, Ed.D., Marisela Nava, John “J.” Puckett, Jennifer Stockemer, Ph.D. and Nancy Windham, to the Governor’s Task Force on the Governance of Early Childhood Education and Care for terms set to expire on September 1, 2027.
Peter J. Holt of San Antonio is the CEO and general manager of HOLT Group. Holt received a Bachelor of Business Administration from the University of the Incarnate Word.
Jeff Austin, III of Whitehouse is the chairman of the Board of Austin Bank Texas, N.A. and Austin Bancorp. Austin received a Bachelor of Science in Political Science and Business and a Master of Business Administration from The University of Texas (UT) at Tyler and a graduate of the Harvard Business School Advanced Management Program, Southwestern Graduate School of Banking at SMU, Banking Leadership Texas, and Leadership Tyler.
Leslie Callahan of Amarillo is the senior director of Head Start and early childhood development at the Region 16 Service Center. Callahan received a Bachelor of Science and a Master of Education from West Texas A&M University (TAMU).
Lori Gabbert Charney of Austin is the Texas title V director of maternal and child health at the Texas Department of State Health Services. Charney received a Bachelor of Arts in Government from UT Austin and a Master of Public Affairs from the LBJ School of Public Affairs.
Grant Coates of Fort Worth is CEO and president of The Miles Foundation. Coates received a Bachelor of Business Administration in Finance from the University of North Texas and a Master of Business Administration from Texas Christian University.
Reagan Curran of Fort Worth is a self-contained special education teacher for Fort Worth Independent School District. Curran has seven years of experience in preschool classrooms. Curran received a Bachelor of Science in Interdisciplinary Studies, Special Education for Elementary from Abilene Christian University.
Tracy Hanson, Ed.D. of Killeen is the owner of Education Connection Preschool and Child Care, founder and principal of Oak Creek Academy, and an adjunct professor at TAMU –Central Texas. Hanson received a Bachelor of Science in Elementary Education, a Master in Educational Intervention Studies, and a Doctorate in Educational Leadership from the University of Mary Hardin Baylor.
Marisela Nava of Brownsville is the director of the Texas Southmost College Child Care Center. Nava received an Associate of Applied Science in Child Care and Development from Texas Southmost College, a Bachelor of Applied Arts and Sciences from UT Brownsville and is currently pursuing a Master of Education in Early Childhood from UT Rio Grande Valley.
John “J.” Puckett of Dallas is retired. He previously served as managing director and senior partner at Boston Consulting Group. Puckett received a Bachelor of Science in Computer Science and Religion from Duke University and a Master of Business Administration in Finance and Management from the Wharton School of the University of Pennsylvania.
Jennifer Stockemer, Ph.D. of Prosper is the owner/director of Ivy Vine Preschool, LLC. Stockemer received a Bachelor of Business Administration from Southern Methodist University and a Master of Science in Child Development and a Doctor of Philosophy in Family Studies from Texas Woman’s University.
Nancy Windham of Nacogdoches is Regional Economic Development Advisor of the Texas Forest Country Partnership. Windham attended Stephen F. Austin State University and is a graduate of the University of Oklahoma Economic Development Institute. Her studies also include basic industrial development at TAMU.

Alamo City fans of all things hot dogs and Italian beef have been anxiously waiting for news on when a certain Chicago-based chain would be setting up shop just beyong Loop 1604. It's still unclear when exactly Portillo's will open outside of San Antonio, but fans can rest assured knowing it's on its way.
The Chicago-based chain, famous for its Italian beef sandwiches, Chicago-style hot dogs, chocolate cake and other classic Chicago eats, is taking shape in Schertz off the I-35 corridor, within the larger Schertz Station development. A construction worker confirmed to MySA that the site is Portillo’s as crews are actively working on construction.
The Schertz location has been on the radar for more than a year. State filings with the Texas Department of Licensing and Regulation (TDLR) listed construction beginning in April 2025 with an estimated completion date of September 2025. All TDLR filings are subject to change without notice.
Despite that timeline, the site remained quiet throughout 2025, prompting speculation about delays and whether the project was still moving forward. Aside from a brief "coming soon" listing on Portillo's website, no additional public details surfaced, leaving residents to search for updates on their own.
In recent months, the lack of clarity sparked conversations on social media, including local Facebook groups and Reddit threads, where users traded debates over the timeline, and asked when construction would begin, or if it ever would.
Although the restaurant’s official opening date has not been announced, a brand spokesperson hinted Portillo's could open this year, but also emphasized the timeline is tentative.
"We don’t have any firm updates on timing, but we believe it will be sometime this summer," the brand spokesperson tells MySA.
Founded in 1963, Portillo’s has grown from a single hot dog stand in Villa Park, Illinois, into a nationwide chain beloved for its hearty sandwiches, chocolate cake and signature Chicago-style fare. Fans have been eagerly awaiting the first San Antonio-area location, filling social media with questions and excitement.
The $6 million, 6,160-square-foot Schertz restaurant will join other national chains at the 72-acre Schertz Station development, including Dave’s Hot Chicken and CAVA. But for many locals, Portillos will become the main attraction.
The company encourages fans to sign up on its website for sneak peek events before the official opening, but until then, San Antonio-area residents are left waiting, hoping their first taste of the iconic Chicago eats comes soon.
