Growing up as part of a military family, moving around was a regular part of life. But when we finally settled in Schertz, Texas in the mid-’90s, it felt like we had found a true gem. Back then, Schertz was small and unassuming, with only one traffic signal and very few businesses. Fast forward to today, and the town has blossomed into a vibrant and bustling community with a growing population and plenty of new businesses and schools to show for it.
My husband and I found The Crossvine when it was still a new subdivision located along FM 1518. We were drawn to its resort-style landscaping overflowing with florals, lit up by lamp posts and covered in vines. It called to us like a secret garden with its inviting homes and beautiful lawns.
As we continued exploring, we stumbled upon charming parks with tunnel systems and swings just steps away from each other. We wandered through beautiful gardens and along winding trails. This was a few years ago, and back then, it was rare to find even one small park and walking path in a subdivision. The Crossvine, with its miles of trails and outdoor play spaces, was a refreshing change. As parents, we knew it was the perfect place to raise our children, who loved exploring and spending time outside. And at night, the illuminated homes emanated a welcoming warmth that drew us in. We knew we had found our new home.
After moving to The Crossvine, our lives were enriched beyond our expectations. Families with young children will understand just how much time you spend driving to and from various activities. The car becomes a second home between school, athletic games and practices, recitals and playdates. Since The Crossvine has an active lifestyle coordinator, we are able to spend more time in our own backyard.
We can trace our kids’ growth from elementary school to high school through the activities we’ve participated in over the years. We started out with elaborate Easter egg hunts, Donuts for Dads, Movies in the Park and lending libraries with customized classics. Now, our family looks forward to food trucks on-site and volunteer opportunities. We’ve built lasting and meaningful relationships with our neighbors through community activities and have encouraged our other family members to join the neighborhood so that we can continue to create new traditions together.
Since Schertz is a military town, most of our neighbors aren’t from around here. They usually don’t have extended family around and they wind up leaving after only a few months to a couple of years. My brother and I had a similar lifestyle growing up in a military family, so settling in Schertz during high school was the first time we were able to build our own sense of community.
When we started families of our own, my brother’s goal was to ensure our kids would grow up together. This led to him finding and purchasing his own home at The Crossvine. Shortly after, my parents downsized and joined us. Lastly, our aunt and uncle moved to the neighborhood to retire. In total, our family makes up six households within the community. Our neighbors know us as a large, multi-generational family who are incredibly active in community events and deeply passionate about our group Halloween costumes.
At night, The Crossvine can feel secluded from the rest of Schertz because it’s quiet, peaceful and expansive. We appreciate feeling as though we’re tucked away out in the country but appreciate knowing that all of our needs can be met either in Schertz or nearby San Antonio.
The Crossvine has combined attractive elements of a commercialized subdivision and an acreage homesite. Although the design styles are varied, there’s cohesion between them. We have great amenities, a wonderful lifestyle coordinator and the roads are well-lit and paved. Equally as important, we also have enough space to spread out and connect with the serene, natural land around us.
The allure of The Crossvine lies in its beautiful natural surroundings and a strong sense of community. Our family has been fortunate to call this place home for seven years. With lush greenery, towering trees and endless green spaces, we have thrived and grown our roots here at The Crossvine.

In March 2022, UR Ship & Print opened in Schertz to offer a more convenient way for residents to ship packages, owner Santanas Locklear said.
Prior to opening the business, Locklear served four years in the U.S. Navy and 16 years in the U.S. Air Force.
“As a retired vet, I wanted to do something different and showcase a lot of the skills that I learned in the military, and also my kids joined me on this journey and have been helping me out, so getting to work with them has been pretty awesome,” he said.
Locklear said one of the advantages of UR Ship & Print is the ability to send mail through any of the major mail carriers, including the United States Postal Service, United Parcel Service and FedEx.
“As long as there is a prepaid label, we can get it shipped out for them,” he said. “Or if they want to pay for postage, we can show them all the options they have.”
As a one-stop shop for mailing needs, the business offers stamps, shipping materials and competitive pricing compared to other providers.
“We are a little bit faster because the customer does not have to bring in their own tape or even their own box,” he said. “We can box it up for them, show them all the carriers that they have and then ship it as soon as we can.”
Alongside shipping, Amazon pickups are also available for those who want packages delivered to a safe location. Customers can also purchase P.O. boxes for additional mail to be delivered to the store.
Outside of shipping services, the business offers custom printing for uses including signs, business cards and advertising needs.
“People can bring pictures off their phones and upload them to make a banner the same day,” he said. “People can also make custom wrapping paper and pretty much anything else that is customizable.”
Locklear said they recently celebrated one-year and their goal is to grow and remain convenient.
“Customer service and convenience is what we pride ourselves on,” he said. “We are in a really good spot to service Schertz and Cibolo. If we get large enough to expand, we will take that opportunity and grow, but for now, we are focusing on this area.”

An apartment development that seeks to increase the affordable housing stock in a growing San Antonio suburb is turning dirt.
The NRP Group and the Schertz Housing Authority have partnered to build the Aviator 1518 Apartments, a 300-unit affordable housing complex at Farm-to-Market Road 1518, minutes away from Randolph Air Force Base. The project is expected to cost approximately $79.2 million, according to an August underwriting report from the Texas Department of Housing and Community Affairs.
Every unit will be offered below the area median income. Sixty units will be offered at 70% AMI, 200 units at 60%, 15 units at 50% and 25 units at 30%.
NRP Group Senior Vice President of Development Jason Arechiga said the need for affordable housing is evident everywhere, but especially in a city like Schertz, that's seen more commercial, retail and industrial development in recent years.
"Some of the retail and commercial has always been there," he said in an interview with the Business Journal. "But now you're actually seeing some more industrial, manufacturing and distribution. As that comes in, there's a lot more workforce housing that's needed. It really fits along the income banding that we're serving."

A large chunk of the project is being financed with about $34 million in debt from R4 Capital that carries a 5.7% interest rate, according to the underwriting report, which lists debt interest as a project risk factor. Arechiga said that while the firm intends to serve the housing need in the area, it's challenging to pay off that debt with the region's incomes.
"It's especially challenging in markets like San Antonio because — just in general — the area median incomes in Bexar, Comal and Guadalupe counties are significantly lower," he said. "So it makes rents lower and makes it even more difficult to pay off the debt. That's just from a numbers and cents perspective. From a need perspective, we're here trying to meet the need regardless of wherever the area median income is."
Once leased, the complex would have net operating income of more than $2.5 million and debt service of about $2.1 million, according to a pro forma submitted as part of the report. NOI is expected to reach $3 million and higher by year 15.
The project will also receive about $35 million in 4% tax credits from the state, paid out yearly in $3,651,980 installments.
Arechiga said construction is expected to be complete in 20 months.

A pair of San Antonio real estate companies plan to develop rental housing and retail on 72 acres of vacant land next to the EVO Entertainment movie theater in Schertz along the booming Interstate 35 corridor.
Merit Commercial Real Estate wants to build about 250,000 square feet of retail across nearly a dozen buildings on 35 acres near Cibolo Valley Drive and I-35. Eighty-five percent of the space will be leased to restaurants and the rest to retail and service businesses such as an urgent care clinic, nail salon and hair salon, CEO Will Collins said.
“Far and away, the highest demand for new retail space is coming from restaurants,” he said.

Merit said it is investing more than $65 million in the development, which will be built in phases, with an anchor retailer opening in the second phase.
Collins declined to disclose the tenants he is negotiating with because leases have not been finalized, but he said some of the businesses will be new to the area. Construction could begin in the spring and take 18 to 25 months.
Behind Merit’s retail space, Embrey plans to build a single-family rental project with 318 cottage-style duplex townhomes, a 5,000-square-foot clubhouse, a pool and pickleball courts. Construction is expected to begin early next year as well and be finished in summer 2026.
Merit is seeking $8 million worth of infrastructure grants from Schertz for the project, to be called Schertz Station.
The grants would come from sales tax proceeds and be used to extend Ripps Kreusler Road as well as to build sidewalks, utilities, lighting and other upgrades. The Schertz Economic Development Corp. approved an agreement with Merit this week, and it is expected to be taken up by the City Council next week.

Merit has developed other retail projects of similar size in the San Antonio area, and Embrey is building single-family rental communities in Gruene and Fort Worth.
Along I-35 between San Antonio and New Braunfels, builders are erecting subdivisions with hundreds of homes as well as stores and schools to keep up with the cities’ swelling populations. Small towns along the bustling interstate are seeing an influx of development as families seeking more affordable home prices, space, bucolic surroundings and recreational options move in.
EVO Entertainment opened the Schertz theater in 2019, and Santikos Entertainment opened a theater just south of the EVO facility the same year. Both complexes also offer other entertainment options, such as bowling, games and laser tag.

Even as the San Antonio area got a welcome round of storms this weekend, Texas weather continued to surprise us in other ways: Meteorologists recorded an unusual, drastic temperature spike called a heat burst near Schertz on Saturday night.
The National Weather Service on Sunday night confirmed the event by posting on social media that “a rare heat burst occurred in the Schertz/Universal City area late Saturday eve just as storms ended.”
According to forecasters, Randolph Air Force Base recorded a rise in temperatures from 73 to 93 degrees, and a drop in relative humidity from a muggy 83 percent to 20 percent in 30 minutes.
“Winds gusted to around 50 mph,” the weather service added.
Ideal conditions for these events include high temperatures at the ground level and aloft in the atmosphere, as well as decaying evening thunderstorms, weather service meteorologist Keith White told the Express-News in June, when two heat bursts were reported.
“They don’t guarantee occurrence, but they set the stage,” he said at the time.
Heat bursts are typically associated with strong storms, which we haven't seen in South Texas in full effect since June. An apparent heat burst occurred in Williamson County north of Austin that month, and a second was reported days later across Llano and Burnet counties northwest of the state capital, according to the weather service.
So how exactly does a heat burst occur? The short answer is that heat bursts typically occur at the tail end of thunderstorms. As a thunderstorm weakens, hot air stops rising, and a pocket of cool, dry air forms, where raindrops evaporate. The cool air sinks downward and begins to heat up through compression. The air reaches the ground as a very hot and dry wind.
The chances of a heat burst in San Antonio largely depend on the formation of thunderstorms in the area, which is becoming more likely as we head deeper into fall. The weather service forecast on Monday for the San Antonio area called for rain chances this week starting at 20 percent on Wednesday before rising to as much as 60 percent on Friday.
