Pacifico Energy and BlackChamber are preparing for the next phase of their Cedar Creek data center development, with plans filed Oct. 7 for the first of two data center buildings.

The filing follows an August step toward securing water service, when Aqua WSC approved a resolution to move forward with a Non-Standard Service Agreement for the project.

The update

The Texas Department of Licensing and Regulation filing outlines Project Longhorn—Building One, a one-story data center near Earl Callahan and Walter Hoffman roads—about 7 miles southeast of where EdgeConneX is developing three data center campuses.

The nearly 500,000-square-foot building carries an estimated cost of $366 million, with construction scheduled to begin Nov. 30 and end Jan. 31, 2028.

Plans call for civil site work and structural, mechanical, electrical, plumbing and fire infrastructure as part of the project.

Pacifico Energy and BlackChamber are planning a two-building data center campus and natural gas-fired power facility on the 2,842-acre property in Cedar Creek.

BlackChamber is developing the data center portion of the project, while Pacifico Energy is developing the associated power-generation facility.

Project officials sought a tax break from Bastrop ISD in June, but later withdrew the application along with separate Bastrop County tax abatement requests.

Nearby residents have also pushed back against the project, raising concerns about its potential environmental and community impacts.

Community Impact's Senior State Reporter Hannah Norton reported Sept. 22 that Gov. Greg Abbott directed state agencies to pause regulatory approvals for data center developments while the Electric Reliability Council of Texas and other state agencies complete audits of proposed projects.

Projects disturbing at least 1 acre generally require TCEQ stormwater authorization, with additional permits possible for backup generation, on-site power production and water use.

A massive data center campus is making headway in Central Texas. Plans have been filed for two new data centers totaling to $1.2 billion in a booming tech hub outside of Austin.

Global data center provider EdgeConnex filed two new Texas Department of Licensing and Regulation filings for $600 million data centers in Cedar Creek within Bastrop County. The small town, about 26 miles southeast of Austin, has been at the forefront for data center construction in the region as the company now appears to be furthering its investment.

EdgeConnex is currently in the process of building more than a dozen buildings for data center projects on a nearly 180-acre property in Cedar Creek. In May, EdgeConnex submitted plans for two other 730,000-square-foot data centers at the site, which were poised to begin construction in June.

Last month, the company set plans for two $700 million data centers in Cedar Creek on the same road as the new pair of $600 million data centers.

Both TDLRs for the EdgeConnex project share the same address, 6402 FM 535, Cedar Creek, TX 78602 and construction site timelines. However, the buildings are labeled under two different project names, "EDCAUS15" and "EDCAUS16."

The scope of work for both projects include a new construction of a "591,400-square-foot, one-story data center with supporting office space and associated site improvements," per each TDLR. These buildings are designed to be a type II-B construction classification and will be fully protected by an automatic sprinkler system.

Construction on the buildings is set to begin in early November and the buildings are slated to be completed by mid-May 2028. All TDLR filings' estimated start and completion dates are subject to change at any time.

MySA reached out to EdgeConnex for comment, but did not hear back prior to publication.

AI cloud company CoreWeave is set to lease one of the data center buildings at EdgeConneX's Cedar Creek data center campus in Bastrop County, Texas.

As reported by Community Impact and shown in county records for a tax abatement agreement, CoreWeave will lease Building 1 at the colocation provider's new Cedar Creek campus.

CoreWeave has been awarded a 75 percent tax abatement on the value of "improvements" to the facility as of September 4, 2025. Improvements include purchases related to electricity for operating and cooling the data center, equipment for cooling, backup generators, servers and hardware, networking equipment, racks and cabinets, and software, among others.

State records list the data center in question as being EdgeConneX's AUS02 facility.

AUS02 is described in a Texas Department of Licensing and Regulation filing as a two-story data center building spanning 578,000 sq ft. It had an estimated cost of $440 million and was set to be completed by mid-June 2026. It is located at 8001 Wolf Lane 6752 FM 535.

According to the county records, the campus will have four data center buildings once completed. EdgeConneX filed for the most recent two additions in June 2026, which will span 730,000 sq ft (67,820 sqm). Occupants at the other buildings have yet to be announced.

Construction on the first buildings began in Q4 2024, as per the tax abatement document.

Cedar Creek and Bastrop County sit just southeast of Austin. According to EdgeConneX, its combined Austin sites will offer 240MW of capacity.

Community Impact reports that EdgeConneX has three campuses in the works in the Austin area. The other sites being looked at are 6682 FM 535, 6402 FM 535, and 6543 FM 535 in Cedar Creek. In total, up to 18 buildings could be developed at all sites should development go ahead.

CoreWeave already has significant capacity in the state of Texas, having signed lease agreements with Galaxy for its Helios data center campus and Core Scientific's Denton data center campus.

According to the company's website, it now has 49 data centers operating across North America and Europe with more than 1GW of capacity.

Though it is developing some of its own sites, CoreWeave largely relies on third parties for its data center capacity. Companies leasing to the AI cloud provider in North America include Core Scientific, Galaxy, Related Digital, Applied Digital, Chirisa Technology Parks, Lincoln, Flexential, TierPoint, Digital Realty, DataBank, Switch, Digital Crossroads, eStruxture, Bell Canada, and others.

CoreWeave customers include OpenAI, Microsoft, IBM, Nvidia, and Meta.
