We’re stunned that this made the top of the list, but with 93% of the cost recouped, we can’t argue with the math. Replacing a worn or shabby garage door with a new one is a practical feature that buyers value.

With the rising cost of home heating, potential buyers recognize the value in windows and doors that prevent draughts and keep us snug in the winter. New windows are an investment that pays off.

  1. Kitchen remodel 

Yup. We saw this one coming a mile away because the kitchen is the heart of the home, and a buyer will see the kitchen not just as a place to prepare dinner but also as a place to host family and friends.

  1. Deck replacement

Having a new deck in your yard is a buyer’s dream because instead of picturing themselves varnishing and patching an old, weathered deck, they picture themselves drinking a refreshing beverage and relaxing.

Q&A With Twist Tours – Issue 1: Photographers, a Peek Behind the Curtain

So, you know how our Twisters are the leaders in real estate photography, right?
If you’ve ever wanted to peek behind that industry curtain and ask us some burning questions, here’s your chance.
We’re kicking off Q&A issue 1 with some true professionals – our rockstar photographers.
But first, a little secret…

The thing is: there are two types of real estate photographers in this world.
Type #1
These are the real estate photographers whose only goal is to photograph the highest volume of properties possible in a day. Their photos are basic, lack inspiration, and fail to capture the vibe and beauty in the home. Buyers see them and feel kinda…. Well, meh.
Type #2
Ah, now, these are real estate photographers of a different breed. The artists. The passionate ones. They capture the essence of the home, create stunning photos, and make a listing or design project stand out from the crowd.

Our guys Michelle, Travis, and Cat are standing firmly in the type #2 category, each having been with Twist Tours for or just shy of 10 years! They live and breathe real estate photography, so let’s pick their brains!

Q: What did you do before real estate photography?
Michelle: “I worked in food and beverage management for several years, and I tried a corporate banking job that I kind of hated. I got into photography when my first child was born. I started a family photography business as a side hustle. It all fell into place, and I’ve never been happier!”
Cat: “I assisted in wedding photography, interned at Texas Parks and Wildlife magazine, and also photographed some properties around Austin.”
Travis: “I was a fire chaser for a fire restoration company for a short time, but it was not a good fit. I liked photography as a hobby and wanted to explore other subject matters, and the timing just so happened to coincide with the Austin real estate market exploding.”

Q: How would you describe your photographic style?
Michelle: “Fun! It’s hard to resist focusing on something fun and interesting when shooting a house. I’m a sucker for cute nurseries.”
Cat: “A blend of documentary and artistic styles. When I photograph a house the end product looks like I am telling a story.”
Travis: “I want to bring the viewer into the home, to make the audience feel like they’re there and get a true sense of the space.”

Q: What are some funny or cute pet surprises you have encountered?
Michelle: “I have 100% considered smuggling pets out of shoots under my coat before. I particularly love big dogs. I once carried a tiny kitten around during my whole shoot because I could not keep him out of my shots!”
Cat: “A surprise litter of puppies in the garage or backyard! Makes my heart melt.”
Travis: “Goats are usually really interested in what’s going on and will try to get as close as possible to the camera. I’ve had pigs chase me across the yard to say hi and try to lick the lens.”

Q: Any human surprises during a shoot?
Michelle: “I was shooting a rental once and the realtor went to tidy up the bedding in one room only to discover someone was sleeping under that mound of blankets!”
Cat: “When you photograph the entire house thinking no-one’s there and then a roommate wakes up from their nap at the very end!”
Travis: “I was almost done shooting a vacant house when I heard a door/window sensor chirp. I announced myself but no one answered. I checked the house and noticed the garage door was partially opened with no one in sight.”

Q: What is a common misconception people have about what you do?
Michelle: “People are shocked at the number of houses I can shoot in one day and don’t understand how much goes into it after I leave the property.”
Cat: “That you can use your phone for photos now or that my job ends after taking the photos. Editing is equally as important!”
Travis: “That the editing process is just applying a filter or that images come straight out of the camera looking like the finished product.

Q: What’s the most challenging aspect of real estate photography?
Michelle: “Getting the colors right and getting consistent results when your lighting situations are so vastly different.”
Cat: “Color correcting can sometimes be overwhelming, like when there’s a green cast on the walls from the trees outside.”
Travis: “Dealing with challenging situations indoors and out.”

Q: What was your most unusual photoshoot?
Michelle: “I shot a huge 80’s time capsule recently that looked like the entire family just vanished at some point.”
Cat: “There was once a house with more people than I could count.”
Travis: “I photographed a 5,500-acre ranch that had a huge collection of historically significant restored barns and prototype windmills from around the country.”

 

Q: What do you love the most about being a real estate photographer?
Michelle: “I love that I can work around my family. When I look at my shoots when they’re edited and think’ ‘those look great’ before I send them off to their new owners.”
Cat: “Every day feels like a new day, it never gets boring.”
Travis: “The comfort and flexibility of working from home some of the time.”

Q: What advice would you offer someone considering this career?
Michelle: “If you’re committed and flexible, it’s a great career!”
Cat: “Remain flexible. Being able to properly handle different situations, weather and personalities is key.”
Travis: “Time management. In most cases there are multiple contractors, prepping, and owners taking time off to all coordinate with photos being taken. You have to be on time and efficient.”

Q: What are some secrets to your success?
Michelle: “Trying something new. I would never have thought I could produce floorplans and 3D Tours, but I really enjoy that, too!”
Cat: “Never giving up. Learning to get out of my comfort zone.”
Travis: “Being detail-oriented and constantly trying to learn techniques and processes to improve my end product and efficiency.”

Q: What do you do in your free time?
Michelle: “I hang out with my kids, husband, dogs, and cats. We cuddle on couches and watch a lot of movies! We go to the Frio River as often as we can!”
Cat: “I take care of animals, hike, and garden. I also like to color and read when I have enough downtime.”
Travis: “I play disc golf, tie-dye, practice woodworking, gardening, hiking, and plan our next national park trip with my wife.”

Light it up

Cool? Warm? Bright? Dim? It can be daunting when choosing the lighting for your home, and with so many LED products to choose from, you may be afraid to make a mistake. Hey, we’ve got your back – let’s look at the 3 golden rules when choosing interior lighting.

  1. Interior colors

The colors in your home play a part in what kind of lighting suits. Think about the color of your walls, floors, ceiling, and furniture – are they dark or bright? 

If you’ve got plenty of cool colors in the home such as grey, blue, or green then a cool LED is going to compliment them best.

On the other hand, if your home features a lot of warm tones, natural materials such as hardwood floors, ceiling beams, wooden cabinets, or furniture, a warmer white LED is going to look just right. 

Got it? Excellent. Next!

  1. Style of the home

What style best describes your home? Would you say your home is more modern with sleek, minimalist lines? If so, cool lighting is your best bet. This gives a brighter, cleaner feel.

Or would you say your home is more traditional – wooden or shaker style kitchen, or more classic furniture? If so, warmer lighting is the way to go to create a softer, cozier, or more romantic feel.

No rocket science so far, right?

  1. Room Function

Something else to consider when choosing lighting is what takes place in each room since the lighting needs are different for restful versus active rooms. 

For bedrooms, you need subtle, soothing lighting that promotes rest and relaxation. Go for low, warm lighting here and avoid bright, harsh lighting 

For bathrooms, you want cool, bright lighting. 

For living spaces such as dens or TV rooms, this is where we relax and entertain. We need lower lighting here that is good for watching TV and winding down in the evening. If additional lighting is desired, strategically placed lamps can be turned on or off as more – or less – lighting is needed. 

In dining spaces, this is where we have family chats, entertain, or dial up the romance. Again, we want more atmospheric, inviting, mood lighting. But watch it, Romeo, we don’t want it so dim that we can’t see what’s on our plates!

Our kitchen lighting should be bright and functional. This allows us to focus on tasks and see clearly to prep food or read recipes, but not necessarily the same white balance or brightness as your bathroom lighting. 

You want to be able to read those documents and write those reports without straining to see, so home offices also need bright, functional lighting. 

  1. Color temperatures

Take a minute to consider the color of the bulbs you choose. If science class seems like a long time ago, allow us to refresh your memory: brightness is measured in Kelvins. 

Here’s a cheat sheet for the next time you’re in the home improvement section:

  • soft white = cozy, warm, yellow. Use in: bedrooms and living spaces or lamps.
  • warm white = relaxation, yellow/white. Use in: bathrooms
  • bright white = energy, bright, blue/white. Use in: kitchens, offices, home gyms

Maximalism
Now is not a time to be shy, folks. Reach for sensational style with maximum personality. It’s time to go big, be memorable, and stand apart. Maximalism is all about bold, interesting, expressive, free-spirited, creative, brave choices. This style will speak to those who are fans of Bloomsbury artists, and those who enjoy statement pieces, mixing patterns, and those who can inject large scale wall décor next to small scale decorative layers.
And hey, this louder, braver new interior world doesn’t end there. Watch for the combination of the two classic patterns: checks and stripes. This mix and match look will feature in wallpaper, cushions, and throws, in bedrooms and living spaces.

Extreme minimalism
In sharp contrast to the extrovert, extreme maximalism is her sister: minimalism. She represents a much quieter, cleaner, calmer interior look.

We’ve got a theory on this one. The pandemic meant that we were home more, using our homes for not just resting and eating but also work and even education. Rooms became multifunctional, and during such a difficult time, many of us accumulated clutter. The extreme minimalist look has a soothing effect as it helps us to achieve balance, organization, and peace. And who doesn’t need that, these days?

Sustainability
We’re pleased to see that sustainability wasn’t just a fad in 2021. Instead, sustainability is growing in importance, and it looks like it’s here to stay for the foreseeable future. And that’s a good thing. After all, a focus on the environment and our planet is key.
Sustainability means a move away from perfection, uniformity, and a polished look. It’s all about styling individuality and uniqueness by creating a curated collection. Think rustic and imperfect, with a focus on natural and recycled materials such as reclaimed wood, glass, plastic, cork, and granite.
You can achieve this look by showing off the grain and texture of wood and important details such as exposed beams or original floorboards.

Bye-bye Gray
Don’t get us wrong, we love gray as a neutral color choice. We see it everywhere we go in kitchen cabinets, walls, furniture, bedding, and living spaces. However, what goes up must come down, and the reign of gray is coming to an end.
So, what color will take the top place? Well, as cool gray takes a bow, we can officially confirm that bolder décor is emerging and with it! Greens are creeping in like the flora they remind us of, and we will no doubt come across olive tones and warm greens, as well as jewel tones in 2022.
Now, top paint companies such as Benjamin Moore, PPG, and Sherwin-Williams are all in agreement when it comes to the color for ‘22: gray-green. This color is dedicated to balance and harmony and is a nod to colors found in nature. Keep your eyes peeled for shades like Benjamin Moore’s October Mist 1495, described as “a gently shaded sage that quietly anchors while encouraging creative expression through color.”

The 2021 Real Estate Market

Long hours, bidding wars, long lines for open houses, and more. It’s been a record-breaking year for Austin and San Antonio and there are still six more months to go.

If you’ve been following the real estate news recently, then you have definitely seen a plethora of articles describing the unusual situation we’re all in. What is typically a busy time of year has escalated due to the pandemic and we’re now in a climate that has been referred to by some experts as “The Real Estate Wild West.” We’ve heard stories from realtors stating that they have had 20+ offers on a house in an hour and if they don’t respond to the best ones as quickly as possible, the entire conversation can change. Buyers are flirting with many properties at once, making it challenging for agents to operate as they normally do. From our point of view, we can confidently say that the market is HOT

According to CultureMap Austin, home sales in the city of Austin skyrocketed 51.4 percent in April 2021 compared to April 2020. As you may remember the city was under shelter-in-place orders, which caused the 2020 numbers to be fairly low, however, April’s home sales figure (1,167 sales) was an all-time high for any April on record. Also, the median home price in Austin soared 31.7 percent in April to $550,562 – the highest price ever recorded. By comparison, in February 2021, just two months prior to April, the city’s median price made waves as it neared the $500,000 mark for the very first time.

In April 2021, San Antonio’s average home price shot up 22 percent year-over-year to $333,671, and the median home price jumped 15 percent to $277,000. Those increases also represent significant month-over-month growth: In March 2021, the average home price sat at $316,971, while the median price was $268,500. Also, homes are spending much less time on the market, too, an average of only 36 days compared to 61 days a year ago.

Even though our world of real estate is intense now, especially in these two areas, it’s constantly evolving, which is why it’s important for both sellers and agents to be set up for success in the future.

Foreseeing the Coming Months

Through our research, our Twist Tours Team can say that a big reason for homes selling above the normal asking price is due to low inventory. In the next few months, as the world returns to a more “normal” state of being, we expect inventory to increase again, which would cause home prices to decrease. According to Susan Horton, 2021 ABoR president, back in May, “Housing inventory was slightly higher in April than in March, and the pace of home price appreciation month to month is slowing, indicating that the rush on the housing market at the beginning of the year could be easing.” This change mirrors COVID-19 restrictions being decreased and people feeling more comfortable about transitioning to a new residence. 

Now, if you’re hearing this and you’re a seller, it’s understandable to question if you should have listed your home earlier. The great thing is – it’s possible to still create a high demand for your home right now, even as median prices change.
