TWIST ZILLOW

Why Realtors Should Care About Zillow

So far in 2018 and what is sure to still be true in 2019, the real estate market has been extremely competitive. There are plenty of truly incredible homes on the market that are just waiting to be shown off on many different real estate platforms. From Trulia to Realtor.com to Zillow to various social media platforms, homes are getting more exposure now than ever thought possible. Given this new wave of potential, it is so important to document the beautiful amenities that your home has to offer.

At Twist Tours, we are constantly adapting to the changing needs of homeowners, builders, and realtors so that their properties can genuinely shine.  From custom videography to high-def photography to virtual tours, we are proud to offer a plethora of options. One of the sites that we believe realtors and homeowners alike should take advantage of is Zillow. According to Statista, Zillow is the leading real estate and rental website in the United States according to monthly website visits. It received 36 million visits a month as of May 2018. Trulia (owned by Zillow) is the second most popular real estate website with around 23 million monthly visits. In the world of real estate marketing, Zillow is a mecca that must be a portion of your selling or buying strategy.

With our dedicated Twist Tours team in your corner, Zillow can quickly become one of your biggest assets. Here is how we are going to make this platform your go-to for assistance when it comes to real estate transactions.

Exclusive features offered by Twist Tours that no other company can offer!

Re-branded tours –  When you are buying or selling, having your home seen is so crucial, especially on the internet. Time is so valuable to buyers, and because of this, they are hunting for homes online before even taking the time to venture to see a property in person. For exposure, MLS tours are great but they do not do enough to get your home out there for the world to see. They are no more than a portal that holds information about the home and photos that are difficult to come across. With Zillow, searching is a breeze. To make this website even more of an asset to you, our passionate team of Twisters will automatically convert that unbranded MLS tour pulled in from the MLS back to the branded tour so that YOU are always seen. The more eyes on a home, the more potential buyers. The more buyers interested, the greater the chance of a price war. And when a price war takes place, you can see a greater return on your investment.

Embedded video – For those that heavily follow the trends in the real estate market, by now you are without question aware of how important video content becomes when selling a home. Videos give those aching to learn more about your home a brand new perspective. They can visualize more spaces and actually be given the chance to picture themselves residing in your home. To take picturing yourself in a home even farther, we offer virtual tours!

Starting around December 1st, our family of Twisters will have an exclusive new agreement with Zillow to automatically embed automated slideshow video from our tour to the Zillow property detail page as well as our custom video product for FREE. We are the only tour company that can do this! These videos will get your listing higher search placement and you will get the exposure that you crave. Custom videos are not only eye-catching, but they encourage users to see more of the home than they would if there was just a gallery of photographs that can sometimes be out of order and cause confusion. With videos of your home on Zillow from us, the odds of your home spending less time on the market are without question increased.

Keep in mind, uploading photos to the MLS does not give you free advertising on sites like Zillow. However, a virtual tour can if it has your branding! There are no other tour companies that can convert the unbranded tour to branded AND have an automated branded video posted on your Zillow listing, automatically, and for free.

Sound too good to be true? Good! Pinch yourself. Yep, we bet that hurt and also we bet that you have a smile on your face knowing that your home now has the backing that it needs to soar off of the market so that you can move on to the next chapter of your life!

We live in a spectacular world were both buyers and sellers can enjoy the new advantages that technology has to offer. We are proud to be on the forefront of this transition and we look forward to continuing to adapt in order to properly showcase homes on the market!

Don’t Forget to Capture the Beauty of Your Neighborhood!

Decide to sell your home: check

Choose a trustworthy realtor to assist you: check

Bring in professional photographers to obtain stellar images of your home: check

Document your surrounding neighborhood: …check-ish?

When selling, truly having stunning photographs of your property is so important, especially since so many people are purchasing their home based on online searches. The average age of first-time buyers in 2017 was 32, young enough for those people to be all over the internet and on social media, where beautiful luxury listings thrive. Those hunting for the perfect residence love having the opportunity to visualize themselves in their potential new home, which is easier to do with clear photographs and virtual tours.

Now, these tools take care of the interior of your home and some of the exterior, but what about the neighborhood that your home is located in? Are your neighbor’s homes in good condition? Is your home near a lake or river? Is the house on a busy street? Are the schools close? These are the questions that buyers don’t just want to know the answer to – they need to know the answer. Here’s what we do to show off what your neighborhood has to offer!

Aerial Photography

Do you ever wish that you were a bird so that you could really see what your neighborhood looks like from up above? You could cruise up and down the blocks, hunt for inspiration, and actually see how close you are to that lake you’ve walked to a few times from your current residence. With aerial photography, you will have the opportunity to actually see what a bird would see. You can see how well-kept your neighbors keep their homes, how quaint and peaceful your neighborhood is, and how that lake you have walked to is only an eighth of a mile away, which is exciting knowledge for those that love swimming and fishing in the summer. With aerial photography, you instantly gain a new, more interesting way to see your home, which is great for potential buyers. Keep in mind, a beautiful home is great, but a beautiful home in a phenomenal neighborhood is even better, especially in the eyes of a family or first-time buyer looking to move into a nicer location. Our elite team at Twist Tours is here to assist you when it comes to getting the absolute best images of your property and neighborhood from up above!

Aerial Videography

Images of a property from up above look marvelous. Videos look even better! An expert drone pilot is capable of taking off directly from your front yard and flying up a few hundred feet to show exactly where your home is located in one singular shot. If you have ever witnessed a drone capturing aspects of a home or neighborhood, you know how spectacular they look. The drone can soar all around your home so that potential buyers can see the neighborhood from every angle. Once the flight is over, the video taken by one of our expert pilots can be uploaded to your website so that potential buyers can see it, in addition to photographs, which are a must. Though these aerial videos assist massively in selling, they are also a ton of fun to watch. Don’t believe us? Check out one of our recent aerial videography shoots here.

After our friendly team takes photographs of your home, we also have a service whereby we capture your neighborhood amenities such as a clubhouse, pool and walking trails! At Twist Tours, we truly love what we do and look forward to utilizing our experience, knowledge, and talent to assist you! TWIST LIGHTING 1

The Importance of Lighting in Real Estate Photography

Without even having to ask, you have definitely been a victim of bad lighting. When you are all prepared to take a brilliant photograph of a pet, yourself, or a space in your home and then your camera’s lens is completely overtaken by light so that your photograph ends up being a massive white blur. It happens, even if you are a professional. Sometimes the solution to obtaining your perfect photograph can come from turning the flash on, but in most cases finding a suitable solution can be way more complex. Many photographers love snapping pics while utilizing natural lighting while others insist on bringing in massive lights in order to create images that fully encapsulate the beauty of whatever they may be photographing. The first ever camera was invented in 1816 and since then the world of photography has truthfully transitioned into a different dimension. Cameras can now capture points in a room in order to provide developers with images that can be used for virtual reality purposes. We can actually feel as though we are inside of a home across the country while searching for a new location to reside. Oh, how the times have changed, and for the better! Finding a home has never been easier than it is right now and if we remain on a similar path it will only become a simpler process. For those within our industry, this is an exciting thought since we will gain access to new, cool tools that will make harnessing the sheer majesty of homes throughout our country nothing other than a joy.

In 2016, 88 percent of home buyers used websites during their search and 94 percent of millennials took advantage of the online information. Given these statistics, which have gone up since stunning photographs of homes are so very important. According to Anthony Gilbert, Realtor,

“When buyers look at homes for sale, they are trying to imagine their new life in each and every home they visit. Lighting – at its best – reveals a property’s potential. On the other side of the coin, poor lighting can conceal this potential. The same exact room may elicit wildly different reactions from a prospective buyer based solely on how it is lit. A bright living room is inviting and may have buyers imagining hosting company there on weekends, while a dim living room may simply be overlooked as just another room the buyer walked through that day.

The buying process is visual and emotional, and a well-lit home can appeal to both of these thought processes. One of the last things a home seller will want to do after pouring time and money into improving their home is to literally present their property in the wrong light.”

For photographers, buyers, sellers, realtors, and professionals, the right lighting can go a long way and can be the difference between your home flying off of the market and it hanging around for longer than anticipated. Whenever our team at Twist Tours is at a property, we do a thorough evaluation of the lighting to make sure that no details are ever left out of a photograph. Additionally, here are some helpful insights that will help you always capture the best qualities that your home has to offer.

Color Management

The use of lighting can add to or take away from the overall colors of a room or from only those surfaces that the light is meant to elevate. The darker the colors are in a room, the more cramped and small they feel. Lighter colored walls do the opposite. The illusion of space is defined by the way that light reflects off of the walls and surfaces within the room. When taking photographs, it is important to remember this and brighten up those corners that look dark, cramped, and undesirable. For homes with recessed lighting, they add a pleasant downward glow that illuminates the floors rather than the walls, which if they are a bright color will result in a fantastic combination. When it comes to showcasing a home, the brighter the colors, the better. Plus, bright colors will always stand out amongst darker ones!

Take space into account

Natural and man-made lighting will help with the illusion of the space you are looking to photograph. For darker colored rooms, use your creativity to bring in full-spectrum natural light. In rooms where furniture is close together, they will seem more cramped so consider taking out the extra side table or sofa so that the remaining furniture can be spread nicely about. Corner lamps, wall sconces, and centrally hanging lights will help brighten a room and when paired with natural lighting will be fantastic to photograph. If you are a photographer that adores natural lighting, consider shooting in spaces with skylights, large windows, or pushing away drapes that are blocking light from coming in. For those that need help deciding what should stay and what should go in a room, consider staging.

Directional lighting

Lighting in a room will either provide illumination for the entirety of the room or highlight specific elements. Track lighting is known for being positional lighting since the necks of the lights can be pointed at specific elements. Some pictures and mirror frames also have built-in lighting to highlight specific areas on walls. Recessed lighting can be used in floors and ceilings to create incredible vertical beams of light within a space.

When photographing a home, the lighting will completely change the mood of a room just as it changes the perceived size of the room. Placement and type of lighting are important when photographing the interior of a home. A space with proper elements like color selections, size, availability of natural light, and a fantastic furniture can come together and transform a room into a space that is functional, beautiful, and is ready to be photographed.

Take Your Home Selling Process To The Next Level With Virtual Tours

Tell your home’s story with a Virtual Tour and maximize the chances of it being sold at a great price.

It is almost 2019! Technology is rapidly becoming a larger portion of our lives and it is nearly impossible to not locate information online. From finding out exactly how many calories are in the lunch you just ate to how many pencils are in existence, there is relatively no limit to what you can learn. As people’s standards for the usefulness of what they can learn is increasing, so is their need for new, cutting-edge ideas, tips, and tricks. For us at Twist Tours, we are constantly scouring the Internet for the coolest, newest, and most innovative ways to show off the beauty of a home and the gorgeous neighborhood that comes along with it. From floor plans that allow a potential homebuyer to visualize the space in a home to aerial photography that can show off the unique location of a home, there is truly so much that can be done. But, one of our all-time favorite features that can set any home on the market apart is the virtual tour. They are the newest and most interactive feature to appear on real estate websites and have a plethora of benefits that realtor, buyers, and sellers can all take advantage of!

Now let’s get into how they will help boost your exposure.

Time is Money

No matter where you live, a dynamic virtual tour can catch your attention with just a simple click of a mouse. It is similar to having an open house 27/4. They have become so realistic and can actually provide users with an experience similar to being inside of that very home. To put it simply, who wouldn’t want their home to be seen by millions of potential buyers so that it sells faster and looks amazing on the Internet? This is the epitome of what a virtual tour can do! Properties with virtual tours get 95% more phone inquiries than those without them! The home selling process is actually simplified and more people will have the opportunity to see what makes your home so special without even having to step through the front door.

Leave the competition in the dust

As we all know, purchasing a home is one of the largest investments you will ever make! Seeing just a sketch of the property may sound like a tool that suffices, however with a virtual tour, users have the opportunity to visualize a home from whatever angle they want, no matter where they live! With millions of homes on the market every single day, standing out can make a massive difference at the end of the day.

Target the right people

Let’s be honest, the world that we live in can be hectic at times. People are constantly rushing around, thinking about the future, and rarely ever live in the moment. Every now and then it is great to slow things down and really focus on the task at hand. When buying a home, real estate agents understand how crazy your life can be and because of this many provide their clients with virtual tours that can provide buyers with the tools they need to learn and focus on their potential home. These eye-catching tours will keep online visitors on a website longer and will end up saving time in the long run. The right buyers can search for a home in an area they are interested in, come across the website link with a virtual tour to the home, and by the time they leave the page have an idea if that home could be right for them or if they will continue their hunt for another property. If you are someone who lives in Washington and is interested in a home in Louisiana, seeing a home there is as easy as typing in the name of a town and finding a website with the listings!

Take away the need for software

For those that are not technology wizards, too much computer jargon can become overwhelming. To take away your stress, real estate marketing professionals, like us, create high-quality virtual tours and completely eliminate the buyer having to locate a tool that may not even be right for showing off their home. We have perfected a simple way to integrate virtual tours onto websites and have the ability to share the link to the tour with potential customers all over the world!

They are versatile

One of the absolute best parts about virtual tours is that they can be included in a wide range of materials. From emails to websites to even social media, they provide the versatility that buyers, sellers, and agents need. They provide an extremely innovative solution to agents that are representing properties that are not 100% move in ready, plus new and renovated buildings and homes. Prospective buyers have the opportunity to feel as though they are in a space without actually being there in reality. These tours attract more views and generate 49% more qualified leads than the other options on the market. By including these tours into your marketing plan you WILL gain an edge on your competition.

In today’s competitive real estate market, a listing without a virtual tour has a tougher time being sold than one that features virtual reality. They assist all involved in the home buying and selling process and simplify the ability to see a home. The benefits are endless!

The Advantages of Using Aerial Photography when Selling a Home

Show off the unique qualities of your home that can only be seen from up above.

*Buzz buzz buzz*

Do you hear that? Is it a bird? Is it a plane? Possibly even a UFO? Nope! It is a drone taking spectacular photos and videos of one of the stunning homes in your neighborhood!

From showing the entire homeowner’s property to the surrounding neighborhood, aerial photography is so useful! When it comes to buying a home, selling a home, or even just getting great shots for a house tour, there is nothing quite like having the opportunity to visualize real estate from up above. Many real estate agents spend time focusing on the interior of a property with images and capturing the perfect angle, however, a home has much more to offer than the standard living room, dining room, and bedroom. Prospective buyers love having the opportunity to see where their property is located. At Twist Tours, we absolutely love taking advantage of the ability to utilize our aerial photography team to capture the beauty of homes in Texas!

On social media and other digital platforms, video content is extremely important for setting your content apart from others, so what could possibly be better than a video that shows what your potential property looks like from up above, in front, and the entire backyard too?  The more ways you can differentiate your property in the competitive world of real estate the better.

Gain a leg up on the competition

When selling a property with tons of land, aerial photographs are even more important. They allow potential buyers to see more of the property than they ever imagined and elevated shots give them a crisp view of the home’s layout. Both of these qualities are complete game changers. When selling a home, it is so important for the agent, buyer, and seller to feel as though they are provided with a unique opportunity that ensures they are ahead of the competition.

Believe it or not, but 83% of home sellers prefer to work with an agent using a drone!

Agents can benefit as well

Aside from capturing jaw-dropping images of a property from up above, aerial photography can allow you to capture the layout and features of a home plus various angles as well as property lines, which cannot be accurately appreciated from the ground level. When it comes to capturing a property, standard photography is extremely important, but it can’t capture all of the angles that will enhance the look of the property. With aerial photography, it is possible to create a raised angle of a building, which is a unique view that is sure to put a smile on the face of every potential buyer!

With the assistance of drone photography, estate agents can create images of a property and its proximity to various amenities including lakes, rivers, stores, or even local highways that can properly reflect how simple a potential work commute would be. It is these features that will truly impress a prospective buyer and will peak their interest in the home!

Aerial photography

At Twist Tours, we fully understand the importance of aerial photography for a wide-range of applications and can promise an exceptional service to each and every one of our lovely customers. With our highly experienced team and high-quality equipment, we can provide exquisite images that bring every home to life.

TWIST FLOOR PLAN MAY 2018

The Importance of Floor Plans for your Listing

When marketing a home, you may believe that having stunning photographs paired with an elegant description is enough to set yours apart in a competitive real estate market. Despite what you may think, recently completed research shows that floor plans are also at the top of the list for what buyers look for when hunting for their ideal home. If you are in the market to sell, is getting a floor plan a necessity?

According to a recent National Association of Realtor’s (NAR) survey, buyers think that floor plans are very useful as part of a website’s listing content. Of course at Twist Tours, we have always believed that floor plans assist in the home selling process and provide a vital piece of the complex marketing puzzle for listings. After all, photos show how the seller lives in the home; a floor plan shows how the buyer can live in it. We spoke with the NAR research team to get floor plans included in their annual survey for homebuyers and sellers and the results we have all been waiting for are in:

55% of buyers stated that floor plans were very helpful as part of a website’s content features.

As a matter of fact, they were right behind photos and detailed property info! The top 5 items ranked upon how useful they are were:

  1. Property photos
  2. Detailed property information
  3. Floor plans
  4. Virtual tours
  5. Recently sold home data

Given this information, it is clear that in today’s market that floor plans increase the chances of selling your property! Now it is time for another important question:

Why do buyers want to see a floor plan?

When purchasing a home, many buyers like to have the opportunity to visualize the room layout to see where rooms fit in relation to other rooms and to understand the flow of the property. Since each home is unique, a floor plan will offer more than just a simple photograph. Dimensions are also important in this process. Clear dimensions will allow buyers to see if a specific property meets their needs, which in certain cases can be tricky to meet. On the floor plan itself, dimensions can be noted or beside the room descriptions, which make the floor plan easier to understand.

A floor plan presents the buyer with the opportunity to picture a property as their very own, rather than someone else’s property. They can see how their furniture would fit into space and how they would live in a specific layout. It is possible that in a property there is a wall in between a kitchen and a dining room where the buyer can knock it down in order to create a more open floor plan to allow for easier communication between those that reside in the home and guests. Alternatively, if a buyer is purchasing new furniture, they can use the floor plan as a template for designing a new layout that properly reflects their interior taste.

When buying a home, boosting efficiency is so important because no one likes living in a home they aren’t thrilled to reside in! Using a floor plan saves time for both sellers and buyers. From a sellers perspective, they don’t want to waste time showing their property to people that will lose interest the second that they walk through the front door and buyers don’t want to view properties where they layout will not provide the space that they require.

Are floor plans useful following a viewing?

Not only are floor plans a great asset for buyers before a viewing, but they can also help buyers visualize a property after they have viewed it. When the potential buyer is considering making structural alterations to the property such as adding an addition or knocking down a wall, a floor plan is a big help. A floor plan on a printed schedule can even allow a potential buyer to make notes when they are in a property and then refer back to them, which will increase the “buy in!” Floor plans can also make a property seem a bit larger. It is possible to forget certain parts of a property following a viewing, especially when that property features a box room, pantry, or basement where a potential buyer may use space differently. When showing all of the potential space on a floor plan, this will reinforce the overall size and unlimited potential that a house has and will result in the perceived value increases.

Floor plans and your strategy

Floor plans can even tie into a strategy for how to be seen throughout the web on places like Zillow, Realtor.com, and other websites that offer users the ability to learn about homes on the market. By incorporating our content in smart ways you can leverage those sites and the millions of people that venture to them every month. Ultimately, you will get people coming to you and the virtual tour by marketing the fact that you offer floor plans tied to the listing.

It is very clear that floor plans are becoming increasingly important when it comes to marketing your property and provide a real upper hand to sellers. The opportunity to increase interest, encourage viewing, and sales mean that floor plans are a must when placing your home on the market.

IMPORTANCE OF STAGING

The Importance of Staging Your Home

Your home may be absolutely flawless in your eyes. It might be your ideal version of stylish, trendy, and have all fancy new upgrades, but unless you are a unique case, your home is not staged. Staging a home for sale is not a brand new concept, but is a practice that has rapidly gained popularity given the super competitive real estate market. We have run into homeowners in the past that confuse staging with decorating and consequently resist the process and recommendations of staging professionals. The reality is that the moment you commit to marketing your home for sale, you must be dedicated to the idea of transforming your home into a place that potential buyers can easily fall in love with and think to themselves, “I want to move in here today.” Commencing this process simply means that the seller must emotionally detach from the home.

To ease the stress of altering your home from the way that you are comfortable with, our team at Twist Tours has come up with some of the more important aspects that go along with staging your home. Both pleasing buyers in person and online are so critical to ensuring that this process is a success!

Allow your home to resonate with buyers

Your home may be flawless in your own eyes, but what are potential buyers saying about it? Many sellers take the whole process of staging their home very personally, which is precisely the point. Customizing your home is an extremely personal activity, but how we live is not how we sell. The goal when staging a home is to make it speak to everyone else in a compelling and positive way rather than to be so specific that others cannot picture themselves living there.

You may be very proud of your spoon collection and how every single one is very special and unique, however, this collection only draws the buyer’s attention away from the rest of the home. Likewise, the personal photos, overstuffed cabinets, and other treasures may make you happy, but these will be no more than a distraction.

Both buyers and agents tend to label homes, so your home can either be the “house with a gorgeous arched doorways and tranquil pool in the backyard,” or “the house with a bunch of books and knickknacks in the room where the dining room should be.” Evoking proper emotional reactions is so very important when selling a home.

For those that are planning on staging their home to be listed online, which is highly recommended, getting the perfect shots to allow all potential buyers to be impressed is crucial.

Kick out the clutter

It is very common for people to cruise through life and let clutter build up without even noticing. The little stack of mail, loose change, and coupons next to the pile of menus can quickly become an issue for a buyer. All of this clutter will be sending the message that you do not have enough space in your home. Many kitchen counters have a toaster, coffee pot, butcher block of knives, and a bowl of fruit in a decorative bowl. This arrangement is very functional but will show a lack of cabinet space to store these items. If you are hoping to sell your home, cleaning up your act is a must. Once your home is properly staged and these distractions are removed, capturing this beauty and every little extra detail is so important to set yours apart.

Let the stager work their magic

When staging a home, the goal is most definitely not to turn your home into the eighth wonder of the world but to work with what you have by reallocating your belongings, strategically rearranging furniture, and truly putting everything in order to present the property in its best possible light. In many cases, this may mean moving some items into the garage to be stored until the home is officially sold.

Far too often this process is taking personally, but it definitely should not be. Staging is not a do-it-yourself event; only a third party specialist can bring in neutrality and objectivity needed to properly accomplish the mission. You may interpret the message that your favorite piece of art would look much better not visible to a buyer as an indictment of your style and tastes, but in many cases, it is not. Rather than this being an insult, it is the stager’s attempt at making sure that your additions to the home do not upstage the actual home itself.

It may be unsettling watching your life be rearranged, but if selling your home in the shortest amount of time and for the most money is your goal, it is pleasing the buyers that should always be your focus!

How Virtual Reality Can Set You Apart

The home buying and selling market is rapidly changing, and a major force causing these alterations is technology. With the assistance of technological advancements, efficiency has increased for those searching for the perfect home. All you need to do is put on a virtual reality headset and you can go on a tour of a New York City luxury apartment or a quaint home in Hong Kong, 24 hours a day.

With incredible technology literally at our fingertips, it is more crucial now than ever to provide value to homebuyers in order to remain ahead of the competition. For this exact reason, the concept of virtual reality is rapidly gaining popularity. With the proper utilization of virtual reality, agents can showcase their services in a unique way that leaves no gaps for miscommunication or imagination.

While nearly every industry is keeping up to date with technology and incredible innovations, it is almost shocking that the real estate sector has not risen up to this challenge. This industry has shown reluctance by staying true to outdated practices and is desperately trying to hold on to generic sales and marketing schemes. Not only is this reluctance to change costing property sellers and developers copious amounts of time, effort, and money, but it is also robbing buyers of the fulfillment and comfort that they deserve while making the biggest purchase of their life.

What is virtual reality?

It is an artificial, computer-generated environment that you experience as if you were inside the image, or for us at Twist Tours, the home. Once you put on a virtual reality headset, you can go on a tour of a home without ever stepping foot inside the door. Not only does this make house hunting so much more efficient, but also it assists in relieving stress that occurs when relocating.

Selling an empty house

A major problem that real estate agents have been haunted by for decades is that an empty home is borderline impossible to sell. Without furniture and all of the other little touches that allow a house to transition into a home, it can be hard for potential buyers to even visualize themselves living in a particular property.

With technology, the virtual solution solves this dilemma, and “staging” a home, just got substantially less expensive and easier than lugging around actual pieces of furniture to fill a home whether it is for an open house or for a simple inspection.

FloorPlanOnline’s 3D floor plan solution allows any user the opportunity to drag and drop furniture onto a “clean slate” floor plan model and virtually stage it with furniture. To make this incredible technological advancement even sweeter, users can virtually change wall colors, flooring, or even experiment with removing a wall to visualize what an open concept may look like.

By simply clicking a button, anyone can see a room in 3D from the top, or go all in with an immersive first-person view. Our 3D plan enhances some of the other 3D tours like Matterport, which show all of the seller’s furniture in the property, while also converting any Matterport tour into a 3D model that allows you or the owner to do anything, all virtually in real time!

Considerations when using virtual reality

At Twist Tours, we are always focusing on providing a high-end virtual reality experience so that each property’s beauty is properly reflected. According to Coldwell Banker’s 2018 Smart Home Marketplace Survey, 77% of homebuyers would like virtual reality tours before seeing a listing in person, so having a high-quality tour is crucial.

To start you off on the right path, our team came up with some important tips for using virtual reality to flawlessly showcase a property:

  • The quality of the camera work is everything. Be sure that you are working with passionate, dedicated, and experienced photographers like us at Twist Tours that are sure to capture the perfect shot.
  • To ensure that users experience the perfect tour, the 360-degree camera needs to take data from multiple points in each room of the home.
  • If a home is very upscale and contains art, jewelry, or other potentially desirable items, remove them before filming to make sure that the homeowner has privacy.
  • Allow prospective clients to access the model in different ways.  We offer virtual tours that can be seen through a headset or through a web browser. For users that have a virtual reality headset, this can enhance the overall experience!

The future of virtual reality in real estate

When it comes to the combination of virtual reality and real estate, there is so much more to come. Virtual reality may seem like a disruptive technology because it changes the experience for investors, sellers, and buyers through various stages of construction and in selling a property, but for a good reason. There will be a time in the future when the practice of open houses becomes unnecessary and individuals can get all the details they need on a property from anywhere in the entire world. 5 Real Estate Marketing Trends for 2018

5 Real Estate Marketing Predictions for 2018

This past year was absolutely full of excitement within the real estate marketing industry. Realtors began to embrace the awesome power of digital technology like never before. Real estate agents started to part ways with the idea that their website was a business card, and saw them venture into new frontiers as they transformed their small impact on the Internet to full-blown marketing masters. Because of this, we believe that having the correct content online is absolutely crucial. High Dynamic Range photography will provide any realtor with jaw-dropping images and Matterport 3D tours will allow a potential buyer to feel as though they are actually in a home.

Our experts at Twist Tours expect 2018 to be even more interesting. We believe that the ever-changing digital landscape will continue to change. We may not have a crystal ball to predict what this year will hold, but here are 5 predictions that we believe will take place in 2018:

Real estate agents will invest in social media

Social media is continuing to grow on a consistent basis online, and realtors are beginning to take notice. Both Facebook and Instagram now allow for agents to create extremely effective and precisely targeted advertising campaigns that will draw in not only sellers but buyers as well. The opportunity for realtors to grow their presence on social media has been available for years, but now it is imperative to get involved.

In addition to getting involved more in social media, we believe that realtors will end up posting small pieces of information all over different social media platforms. They will spend more time focusing on two or three platforms to completely dominate. For this approach, we highly recommend Instagram and Facebook, but LinkedIn also has the potential for growth as the platform continues to enhance its features. We expect that 2018 will be the year that real estate agents will take advantage of social media.

Sellers will be the focus of content creation

In 2018, low inventory levels across the United States and Canada are expected to continue, as builders cannot keep up with the demand. Simple entry-level homes are quickly becoming a challenge to find and the desire for these homes is supremely greater than what is currently available. It is without a doubt a seller’s market.

To use the market to their advantage, realtors are beginning to get creative in order to sway those within their community that the time to sell is now. Convincing buyers with low equity homes that it is the ideal time to sell will be a genius attempt to find new clients and close deals. Do to the identical market constraints, realtors will also need to formulate new and creative ways to target mid to high-end income earners and convince them that they NEED a home upgrade.

Artificial intelligence

One of the greatest and most anticipated ways for real estate agents to improve their marketing with minimal effort is with artificial intelligence (AI). This year, we expect AI to assist realtors in personalizing a users experience while minimizing their workload.

One of the major advantages of artificial intelligence is that it will do what you teach it to do. If you provide a bot with existing knowledge, it can accomplish repetitive tasks that are nothing more than time-consuming. An effective example of this would be to have real estate chat bots that assist people to sort through home listings in order to locate the home of their dreams, naturally obtaining leads along the way.  As this repetitious work is decreased, real estate agents will have more time to focus on important activities.

Immersive technology will set realtors apart

Buyers want to get as close to a potential property as possible without actually being there. As a result, media such as High Dynamic Range photography, Matterport 3D virtual tours, and drone videography are all on the cusp of becoming wildly popular, all of which we offer.

360 photos and virtual reality are already in existence for real estate listings, but we believe that this year is going to be huge in terms of realtors integrating these options on to their websites. These videos do a phenomenal job of allowing potential buyers to get a legitimate feel for a home from afar. Not only is this media cost-effective, but it will also empower buyers to visualize what houses they would want to see in person. This practice will completely eliminate houses that are of no interest to buyers and will allow all involved to optimize their time.

We expect videography to become extremely popular this year. Utilizing videos of a property is a practice that has been used for many years, but many realtors still feel uncomfortable about sharing videos within their communities. This year will be the year that everything changes. From posting live videos of homes on Facebook and Instagram to simple recorded messages, the right video can truly show off the sheer beauty of a home.

The more success realtors have with regard to visual marketing, the more efficient they need to become. In a world where technology is constantly changing, it is important to utilize organizations that are at the forefront of this change so that you can remain ahead of your competition. Immersive media is the absolute most effective answer to the challenge of boosting consumer experiences.

Mobile optimization

Up until recent times, real estate agents have managed with poor website experiences on mobile devices because people were willing to accept mobile websites that were not exactly perfect. Those days are most definitely over with.

Many realtors have broken the shackles of having bad websites and have started to truly enhance the quality of their websites on smartphones. There are many websites now that can operate perfectly on these new phones and can show off the beauty of a home as well, if not better than on a desktop computer. When on the go, an efficiently operating mobile website is extremely important so that potential homebuyers do not need to compromise on using a desktop. As more realtors elevate the quality of their website, the more buyers will cease to accept subpar website experiences.

In a world where technology is constantly changing, it is crucial to stay up-to-date with where the real estate marketing industry is going. At Twist Tours, we pride ourselves on constantly adapting to industry trends and truly believe in offering the best possible home viewing experience as possible. Not only do we believe in offering unparalleled images and videography, but also we believe in providing customer service that reflects how much we care about our products. HOW MILLENNIALS ARE ALTERING THE HOUSING MARKET

How Millennials Are Altering the Housing Market

Millennials are much more informed about their housing options than any other generation before them.

Everybody remembers buying their first home with their significant other. Specifically, that warm feeling of walking through the front door for the first time as homeowners. It truly is a defining moment in the lives of both parties.

Today, younger Millennials are purchasing their first homes and older ones are already moving on to their second or even third homes. Millennials are known as the generation that will buy jeans that cost $200 after putting in hours of research and trying on 58 different pairs the find the exact right ones for them. The way that this generation shops for homes are the exact same way.

The Internet supports this research-driven culture where everything that they could ever possibly want to know is right at their fingertips. The most surprising thing about the way that Millennials buy their homes is the way that they actually want a realtor to help guide them through the entire process, but that is not the only generational shift here.

Millennials want everything to be just right

Much like generations before them, Millennials consider owning their own home as a very important part of living the American Dream. Unfortunately for them, thanks to stagnating wages and a sharp increase in student loan debt, saving up for that down payment is not going to be an easy task. As a result of this, there isn’t much cash left over after closing to make any updates that Millennials want, so they instead seek out homes that are fully updated and move in ready.

At the top of the Millennials’ wish lists are updated kitchens and bathrooms, green fixtures such as solar panels, an open floor plan, a home office, a good location, an especially good internet and cell phone service. Approximately half of Millennials would prefer to purchase a brand new house in order to avoid any maintenance issues that might occur early on. Only 11% of Millennials consider a home to be permanent anyway.

Eventually, Millennials plan to sell their starter home as 68% view it as a stepping- stone to the home that they want and making improvements is actually not part of that plan. The typical homeowner keeps their home for ten years, while the typical Millennial only keeps their home for six years.

Some things stay the same regardless of generation

When it comes to where Millennials want to live, the suburbs are still the most desirable location. Half of Millennials want to live in the suburbs and a shockingly low 25% live in urban areas. Research shows that many Millennials want to live in an area that is both close to work and close to things to do, and urban areas usually provide both of those options.

Four out of five adults between the ages of 18 and 25 live outside the urban core of the city, which shows an even stronger shift toward wanting to live in the suburbs. Still, they want to be close to work to save time on their commute and travel expenses, and 65% choose their home based on how close it is to work.

Why sellers should cater to Millennial Homebuyers

Of all first-time homebuyers, Millennials make up a whopping 66%, and they are 34% of overall homebuyers. Over 65% plan on buying a home in the next five years as well. That is a massive generational shift in the real estate market. Millennials are better informed about their various housing options than any generation before them.

To keep it simple, if you aren’t catering toward this generation’s enormous buying potential then you’re going to be missing out on a lot of quality opportunities. If you are considering selling your home:
• Make all necessary repairs and upgrades before deciding to list.
• Consider updating kitchens and baths – these have always contributed to homes selling but will be more important now than ever.
• Do an energy efficiency audit and make upgrades where you can, including solar panels.
• Consider upgrading any old appliances.
• Install smart home features, such as a programmable thermostat.
Millennials do hours of online research, even for the most simple of purchases; so naturally, they are going to put a lot of effort into buying a home. More than three- quarters of Millennial homebuyers drove by a home based on pictures and listings that they found of homes online, and over 60% did walkthroughs because of these listings. In real life, we experience things spatially. Our brains are always calculating distances, sizes, and volumes to understand the world around us. Where standard videos of a home fall flat, 3D Matterport videos offer viewers more than just visuals – they provide the feeling of actually being in a physical location. Getting the right information in front of Millennial homebuyers is critical, and making sure that the right features are highlighted is key.

Millennials are rapidly changing the face of the real estate market. Gone are the days
of only seeing what your realtor wants to show you. Gone are the days of the glorified fixer-upper and weekend warrior home. New homes and homes that are already fixed up are going to dominate the market, an ode to the true buying power of the Millennial Generation.

When it comes to buying or selling a home, ensure that every unique and beautiful aspect of the home is shown off with services from us at Twist Tours.
